What should I do if ____ is happening?  Ever ask yourself that question?  Here are some answers that we hope will help.

What should I do if the roof is leaking into my unit?

The roof is the Association's responsibility to maintain, but sometimes there are limitations to what can be done immediately based on the time of day and the weather. 

If it is nighttime, nothing can be done until morning as we are unable to send a contractor onto a roof at night.  Do what you can to catch the water coming in, try to get some sleep and call FirstService Residential in the morning.

If it is daytime, call FirstService Residential. 

What should I do if my balcony is leaking into my unit?

The repair of the decks and balconies is the owner's responsibility.  It is extremely important that structural damage be addressed at the time of your leak repair as it will lead to further problems and expense if it is not.

What should I do if my upstairs neighbor's deck or balcony is leaking into my unit?

Notify FirstService Residential during business hours.  This situation will require a letter to be written to the upstairs unit owner advising them of the problem and of their responsibility to make repairs.

What should I do if there is a clog or backup in my sink (other than sewage)?

Some of the plumbing pipes are the owner's responsibility and some are the Association's responsibility.  It depends on where the blockage is.

Go ahead and call a plumber to come visit your unit.  At the same time, call FirstService Residential and let us know.  If you don't reach anyone at the office, leave us a message.  When the plumber comes, he will be able to tell how far away the blockage was, which will determine if the blockage was in your pipes or in common pipes, which will then determine who will be responsible for paying the plumbers bill.

What should I do if there is sewage backing up into my unit?

This is an emergency situation and needs immediate attention. 

Please contact FirstService Residential. If you are unable to reach us, contact a board member.

What should I do if there is sewage or water backing up outside?

This is also a serious situation and needs immediate attention.

What should I do if someone is parked in my parking space?

The Board monitors the parking lots and stickers and/or tows cars that are improper.  If you have a problem, call FirstService Residential or a Board member so a sticker can be put on the car.  If you know who is parking in your spot, FirstService Residential can send a violation notice to that person also.

What should I do if my neighbor has loud noise or a party late at night?

In this situation, that neighbor is being inconsiderate.  If you have asked them to quiet down and they refuse, feel free to call the police.  In the morning, you may also call FirstService Residential so they can send a violation notice to that neighbor.

What should I do it I see a maintenance issue such as an exterior light that is not working or a gutter or downspout that is broken?

Please report these items to FirstService Residential during business hours.
